Baca County auction to include dry and irrigated farmland, grass land and CRP land

BACA COUNTY, Colo. (Feb 23, 2010) – Approximately 8,724 acres of land near Springfield in Southeast Colorado will be auctioned on Wednesday, March 31, with Schrader Real Estate & Auction Company handling the sale.

The land includes 5,400 acres of dry land, 1,500 acres of irrigated land, 1,300 acres of CRP land and 500 acres of grass land. It will be offered in 26 individual tracts ranging from 40 to 960 acres, using a bidding format that places large and small buyers on an equal footing, according to R.D. Schrader, vice president of the auction company.

"We believe an auction is always more successful when more people can participate, and not everybody is in a position to bid on 8,000 acres, or 5,000 or even 1,000. That's why we use a proprietary method that allows bidders to make offers on combinations of tracts that suit their individual needs," said Schrader. "Ultimately, the property sells in the combination that brings the highest price for the seller," he said.

The company expects the auction to appeal to farmers, investors and cattlemen. “This land is close to Highway 385/287 and Highway 160, and is only 50 miles from Lamar and 200 miles from Colorado Springs,” said Schrader.

The auction will begin at 5 p.m. at the Baca County Resource Center. Schrader personnel will be available for property inspections and to answer questions on Monday and Tuesday, March 8-9; Thursday, March 18; and Tuesday, March 30.
