Historic Dodge Theater to sell in June 24 auction

DODGE CITY, Kan. (May 10, 2010) – In a town that revels in its colorful history, it seemed inevitable that Mike Burkhart would end up as the owner of a landmark like the Dodge Theater. But now, after 23 years as owner of the theater, Burkhart is planning to sell it to the highest bidder on Thursday, June 24.

“My roots go deep in Dodge City, so I could appreciate its importance, but it's time to let it go,” said Burkhart.

Deep roots indeed. Lifetime resident. Thirty-seven years as the local funeral home director. Township treasurer. Volunteer fireman. He's even brought recognition to Dodge City as a drag racer on the national National Hot Rod Association circuit.

“It's part of my community and has been since 1928, and I've loved owning it. But I just reached a point where I couldn't run it anymore, and it needs someone to start bringing in shows again,” he said.

The theater, part of Dodge City's Downtown Historic District, is best known for hosting the 1939 premier of the movie, “Dodge City” – an event that caused the city population to temporarily swell from 8,000 to 50,000 as star Errol Flynn and Warner Brothers executives visited the city, according to Traci Loftis, partner of Real Estate Auction Partners, which is handling the sale.

“It's been well maintained. Mike upgraded the equipment and seating, but he just doesn't have time for it. It's too important historically to just sit there,” said Loftis. "The theater is approximately 15,000 square feet and has 664 seats. The commercial side of the building has four store fronts and is three stories tall, with approximately 20,000 square feet, so there's enormous potential."

For Burkhart, it's about the memories. “I remember being a kid and going to the Dodge Theater on a Friday night, and everybody in town would be there. That’s what I want it to be again – a community center, a place for people to gather and make memories and experience the beauty and timelessness of that building, that place,” Burkhart said.
